Mike Deveau: Best Daiquiri ever is going to come from any Fat Tuesday location. This one was no different. Great staff that are ready to engage and have fun. Love this place.

Jessy Aponte: We had an amazing time at SHOTS. It was so much fun we went twice. Staff was very friendly and very attentive. Savannah was my girl! She was awesome and very knowledgeable about the drinks on the menu. Definitely a place I recommend and a must go. Especially during the happy hour deals. Super inexpensive and totally worth it.

Mig L: Where do I start? From the music, to the bartenders to the bottle girls. All amazing, the manager Julian is always on top of the VIP parties making sure they are well taken care of. All the new changes to the back area now, amazing hot spot for all the fights. Definitely will not be the last time I celebrate a birthday here. Thank you shots for another memorable experience.

Another thing was that we paid a $450 reservation and they tried to give us HOUSE TEQUILA. And until I spoke ti the manager thats when she gave in and let us have the casa migos. Vibes were not there only within the group. Its also in a very isolated place so its sketchy. Oh and they made it seem like its this luxurious place and its not you are literally in a backyard 😭 it was horrible. Maybe okay for locals but definitely not $450.00 worth. Super disappointed.

Kristine Lavelle: Hats off to Robert our great waiter. Delicious mojitos but we didn’t know they were $14 when we ordered them. 🙃 Food was delicious. Music was great! Wish it lasted past 9pm. Such an iconic location and a must for visitors to Miami. This kind couple who are locals bought us a drink just to be nice. 😭 So glad we came!!!

Mia: Really enjoyed the vibe there. Tried the Miami Mule, was so-so. Call me a cooler was full of Mongo flavor and good for those who like fruit cocktail. Also coco Capa, coconut cream flavor, more like a fruit beverage. The old fashion was good. My favorite there. The food was not satisfactory unfortunately. Not a fan of over friend food so didn’t like the food much. Will come and visits again next time to Miami.

Jane Mathias: Stopped by Ball & Chain while exploring Little Havana area in Miami. The live music will grab your attention and make you want to go in, dance and have a good time. Thats exactly what happened to my husband and I - we do not regret it one bit. The ambience is pretty nice and the music was amazing which will force you to hit the dance floor. For drinks, we ordered the tobacco infused old fashioned (my fav drink) and the guava sangria (second fav drink). The cuban old fashioned was something I never tasted and it was fantastic. The tobacco flavors were mild not overpowering the alcohol at all instead just elevating the drink to another level. The guava sangria was refreshing and tasted divine too. Service was great and mind you they charge 20% tip in your check so take note. Fantastic environment and all in all we had a fun time here and will be back again for sure. Highly recommend.

Shayna Macklin: This is definitely the spot to hit up on a weekend for brunch. Although we didn’t opt in for that because we had eaten breakfast and still so full, the food looked really good. They had live music and a saxophone player. The drinks we got were really delicious and the prices were extremely reasonable. We were very impressed. It definitely felt like we could’ve been on a tropical island somewhere. I also love the little clothing store they have set up. They had the cutest dresses and tops. Can’t wait to go back and actually try the brunch.

Sandra Lynsdale: Beautiful place and it’s very busy, be sure to make a reso! The mango mojito cocktail was awesome, I’d definitely recommend it!! We kept it light for lunch with the sexy salad and barefoot bowl, food was delicious but prices are expensive and portions are small. Service was good they add a 20% gratuity to the bill. The atmosphere was great it’s a must stop when in south beach.

Min Park: This is an iconic spot in Miami. It is on the beach and great place to go during the day or at night as the sunset. I was there for an event and food quality was great. Atmosphere was very unique and staff were very friendly. Plenty of space as well and recommend it.

Quentin Collier (Q): Staff is always friendly and fairly attentive. The cabanas are comfortable and provide lots of room for people not looking to be in the middle of everything. They provide towels and comfortable pillows along with table side service at a fair price. Would recommend arriving early as parking gets full very quick.

The first time I was there, there was live music by Matt - absolutely loved listening to his music while we ate. Would love to see him there again the next time I visit. The greenery at this restaurant adds a lush vibe. After our meals, we walk along the beach and enjoy the atmosphere. Pricing is a bit on the higher end, but absolutely worth it for the experience. I cant wait to visit, again!

Brown Girl Club: Great spot for pictures. The garden side salad was delicious, fries are good, the crispy fish sandwich…no. That was not good. The fish needs more seasoning, I didn’t like the combination of their mayo sauce and what I think was pineapple in the guac. Drinks were on point but the paper straws are not it. Good spot overall

Ibrand.Media “Ibrand.Media” Tony: Always a great time here. It’s been over 10 years since I’ve came back to Nikki beach. Love the food, ambiance and music. Such a relaxing and fun place to be. Will defiantly come back for more.

Rizelle Vergara: Dined in for Drag Brunch and the experience overall was amazing! It was so much fun. I loved all the queens as well as the servers! Shout out to Gavin :) It was such a fun vibe and I am definitely going back. This is perfect when celebrating birthdays, bridal parties, or when you just want to have a good time. We paid $50 + 18% gratuity per person which includes bottomless drinks and a family style lunch menu. They have a vegan option as well. The food served was okay. The only inconvenience we had was that since we were all the way at the back, we couldn’t see much and had to stand up. Also, there were bees flying by our table. 😅 Just a reminder for people who want to go, make sure to get a reservation and don’t forget to bring cash to tip your queens!!

Sofia De la Mora: Party restaurant! The plan here is to get a nice dinner and then get bottle service or cocktails and party. The music is very loud, there is a live DJ. The food is mostly Asian fusion with comfort dishes like truffled fries and Mac & Cheese. There are few vegetarian options. Prices are extremely high. We had a great time but the service was frustratingly slow and unhelpful - clearly the are understaffed.

Irena Kerr: The staff is incredible!! Came here for my friends bachelorette late for the reservation and somehow they still sat us! Honestly the best people work here. Drinks were awesome! Food was good. Overall was a good experience. I think it would be a better time as a bigger group ordering bottles and enjoying the whole dinner and party vibe!!

Besides the poor service and crazy wait times for water, check, spoons for desserts etc the food and drinks were great. @marionmiami Food was great. We had the Passionista and The Foggy Lychee Martini as our drinks both wonderful. For apps we had octopus, calamari which were wonderful! For main courses we had the ribs, salmon, Lamb Chops, skirt steak with sides of truffled Mac and cheese (the Mac and cheese is a must). We also enjoyed the chocolate cake and the crème brûlée. Overall great food experience bad service experience. If you buying bottles you’ll get all the attention you need though.

Ana Bruges: Food? INCREDIBLE, drinks? AMAZING , place? ESPECTACULAR. Service? PERFECT. This place is not cheap but absolutely and completely worth it from all of the previous mentioned points of view. However, after my table spent over 2k in food and drinks, when coming out, the Venezuelan ( I say it in order for the management to know who he is, I’m Colombian myself and that’s why it was easy to determine his nationality) valet parking was the most nasty and disrespectful person I had ever encounter my WHOLE life. I came up and explained that I had an emergency, since they were taking long, I asked for my car keys and said I was willing to walk to get my own car. He proceeded to rudely tell me that “it was a private service and I had to wait as long as they will take” I insisted again that I had to leave right away and was willing to walk to the parking lot. He rudely refused again and threatened with CALLING THE POLICE, which he did. The police officer approached us and told me I WAS RIGHT and that he had no right to REFUSE to return my keys. At the end, it was an amazing expensive night ruined by the inflated ego of a man who thinks owns the place. A restaurant like this should be more selective when it comes to their staff and just because of this, I’ll spend those 2k somewhere else next time.

Rebecca Boulanger: We came here for a happy hour after doing a boat party in Miami and had a great time! They have pitchers of cocktails for only $75 which serve up to 6 people (which was an absolute steal) and their French fries with harissa ketchup were AMAZING. It was also super cute all around. I would definitely come back here again!

There is a parking lot next to the establishment with pay to park. Blake the server is awesome! Thank you for a wonderful evening.

Don Pardoe: It was a great find. The low key nature of this place is a bonus to the backyard patio. This is like coming home to relax after a long day. If you find yourself in Miami and want to get away from the noise and craziness then you should find your way here.

Nick Betancourt: Living Room is my home away from home! It embodies everything I would have happening in my own living if it was as large and had a bar and restaurant in it. It is the classiest place to just chill and hang out enjoying the better things in life. Everyone the is someone you would like to actually want to meet a d have a conversation with. It is everything I look for in a night out without the kids.

Tyler Colburn: Amazing live music, great cocktails, good appetizers/snacks, and warm, inviting atmosphere! This is somewhere I always love to bring family/friends when they’re visiting Miami.

J P: I Had the absolute worst experience at the door of this place than anywhere else in my life. We were celebrating my birthday and also my husband and I’s anniversary. We had just came from having a $5000 dinner, I probably would not have minded spending the same or more if I would have been let in the door. There is a girl Who works your front door, who sized me and my party up as if we were peasants and with pleasure denied us access into the living room. I’ve never seen anyone in my life take so much pleasure in having the power to deny people into somewhere. Sometimes people let power get to their heads And that can really hinder the success of your establishment. I offered to pay any kind of minimum for a table or access in, where she replied “it’s not about the money.” I’m sorry, but if it is not about the money then I do not understand what you guys are in business doing or why she is working. The point of your establishment is to profit money. And that evening because of the ignorance of your door host you lost out on a lot of it. Not to mention my cousin frequently recommends people here, clients and friends, as she will no longer be recommending anyone to this establishment moving forward. I don’t appreciate the judgment and disrespect that I was given, especially on a day when I am out celebrating. It is extremely unprofessional and you should really hold a higher standard of the people that you chose to employ at your establishment. You nor she have any clue the level and caliber of people in which you have neglected. Surely word of this will be spread throughout our community.

Anna Cushing: One of the most memorable experiences from my vacation in Miami Beach. My boyfriend secured our reservation by calling the front desk, receiving the manager’s email, and then getting a confirm email a few days later. The experience felt exclusive and elite from the moment we walked in. The bouncer spoke to the floor manager who checked the guest list and then let us in. Prepare for the cocktails to be a splurge but sipping them in the atmosphere will make it worth it. Our waitress was very gracious and recommended the Colombian Passion. That was definitely my favorite of the 3 I tried. My boyfriend’s favorite was the Burbon cocktail. It started out with a DJ playing classy jazz music that totally fit the feel. Then a live band started around 9:30. It’s worth taking a lap around the ground afterwards to see the gold wholly mammoth. My photo really does not do the Living Room justice!

Monica Ucciani: The doorman at living room from last night was rude and completely ignored us for a while. He just don’t want to see us. We were the only 2 people standing there. Finally he decided to talk to us. He said: “Talk to me” ( what else could we want standing there ) and we answered him that we just want to get in ( obvious situation) the doorman said: Do you have a reservation? We said: no we don’t He said: if you don’t have a reservation you cannot come in. We live in Miami for 20 years. We know perfectly how things work in here.We go all the time to Faena. For dinner, the theater, the bar the club etc. we are a great customers!we are locals. We replied: we won’t stay at the bar . We just want some drinks to take it to the pool. He said: No! And we said: we do this all the time and he said: Things have change! Lately from some people this has become their favorite saying. He was almost proud to said that. The place wasn’t even busy! Thank God in Miami we have many choices to choose. This place is nice but not unique. Service and good manners are very important. Because of this bad experience I won’t necessary be looking forward to go back to Faena ( living room) To maintain a place working and successful (specially on this economy) you have to maintain your customers happy. Treat them well so they want to come back. Arrogance and attitude is definitely not a way to go! Great service is essential in any business. Faena should check who they are hiring. I’m sure that maybe they don’t care for this review because they are popular now but I’m sure that some other customers had a bad experience too. Not good for any business.

Alvaro Kross: 20$ for a “quad cup of kava” the size Of a Starbucks grande is excessive. I was a fan of this place when I would pay 12 for a venti sized cup a few months ago. Unfortunately I would prefer to buy a pound of kava on Amazon and make it my self( the equivalent of two cups) Or travel south to mystic joint then spend an this absurd amount of money. I’m not one to ever post reviews but this experience blew my mind. Great establishment, great community gatherings but charging more then Southbeach mixologist crafted cocktails, unacceptable

Martinez: This place is definitely a must! The vibes here are incredible! This was the first place we visited during our trip to Miami and it definitely set the bar high. The drinks were immaculate and the food was superb. The performers were very entertaining. Definitely a fun spot!

aanunez2280: What a great lounge/club! The food was a bit pricey but was excellent. It was well-prepared and very tasty. The ambiance was outstanding! The lightening was perfect, and the whole place was decorated to make the customers feel like their in the Costa Rican rain forest. The drinks were decent, and the entertainment was great! We saw a flame twirling dancer, a burlesque dancer, a spinning trapeze dancer, all sitting down while eating an excellent dinner. It was probably the best dining experience that I’ve ever had in Miami. Just a phenomenal place overall that really puts a lot of effort into entertaining its customers.

Marci Tucker: Had dinner here last night to celebrate my cousins birthday! The ambiance is wonderful and food was good, however we weren’t able to enjoy the night. We were placed in a corner where the show wasn’t visible. After asking about being placed at one of the many empty tables that had much better views, I was told they were reserved. We dined for more than a hour and those seats remained vacant. We went out into the hall and took pics and came back to the bar and they were still vacant. We felt discriminated against in that aspect but our waiter was wonderful!

The drinks were delicious and the food was even better, they keep a tight schedule so I would recommend checking out the menu prior to your arrival. The live shows they have while you eat are spectacular! No better place for dinner and a show. The appearance of this place is unmatched! Must check out!

But, in order to get a table they forced us to spend $600 worth of alcohol (only alcohol) not including the cost of the food. The restaurant was super packed, every table within elbow distance from one another. The service was very slow, because it was packed. Overall a good experience, but we won’t be coming back, since there are plenty of other high end restaurants that offer a similar experience, with better service and no minimum alcohol requirement.

Ángel Gabriel Sequeira Marín: We went there for my friend birthday , the service was great!! Our server was Jhorvid and he was amazing and kind giving us some suggestions about the menu. We got some appetizers for share , and some main course also for share and it was so good , for drinks we had the lychee martini and it was perfect. I just think that it was a little bit overprice , and I don’t like that they will hold money from your card when you make the reservation just in case you don’t show up , but beside that it was great!

World Traveler / Self Proclaimed Foodie (Ren): When customer service is poor but food is exquisite it leaves you as the guest in a tough position. I am big on customer service, respect and courtesy especially when dining out. Jessica the who worked front end last Saturday night was unfortunate for me and the restaurant which acquired this 1 star rating. She was rude, condescending, judgemental and actually quite nasty. She looked at me from head to toe (I was dressed casually) and her facial expression screamed it all There were a few male guests at the bar dressed in tux. However, i was taking out plus there was no dress code as friends of mine dined there with casual wear. Her attitude towards me reflected her facial expression. I would not tolerate nor should anyone disrespectful attitudes especially when not deserved. About the meal which due to her biased and unprofessional conduct spoiledmy appetite and I could not continuemy meal. I was so upset. However, from what I ate the mash potatoes were the best I ever tasted. The steak was medium well not medium as I requested but definitely OMG fantastic. The truffle fries we crispy on the outside and nice and warm on the inside. The food was definitely a 5star quality meal but the service stunk like a toilet sewer unattended for decades. It was sad as I work hard for a living, made many sacrifices in my life to be able to treat myself and this was so disgusting it will take a while to get forgive and forget.

Reto K: Google lists this place as $$ while it definitely should be $$$$. Steak, Side, Dessert and 2 glasses of wine: 160$ for one person. The rib eye was fine, a bit fatty, but not super special. For the price I had much better ones. The presentation of the dessert was really cool, it came in form of an ashtray with cigar that turned out to be ice cream.

John Reese: Went for happy hour, but was disappointed with the offerings, compared to other happy hours in the area. The offering was limited to 3 beers on tap, and a small handful of well drinks, which included vodka. However, there was an upcharge for a martini, using the well vodka - $12 for the half price well vodka martini. Bud light was $5. No food included in happy hour, but you could order off the regular priced menu. The truffle fries were very good though, and the space/design were nice. The staff were attentive, but a bit stretched thin, covering the bar and the lobby.

Janelle Sales: Have not been here in a few years but went for happy hour Monday. Was disappointed to find out only drinks are on happy hour and not food. Ordered the lobster mac & cheese and it was pretty decent for a creamy style mac. It was extremely busy and there was only one bartender for a good while but he held his own.

Paige Hebert: We had such an amazing experience!!! The food was absolutely wonderful. We went during happy hour and they had some good deals. The drinks were bomb!! I highly recommend the spicy margarita. Our waitress, Diana G, was just great. She gave us honest recommendations and suggestions, including the amazing Oreo churros!! 10/10. We will be visiting other pink taco locations.

JETS: The food here was great, drinks were awesome, and of course you have the view of Miami’s Ocean Drive right in front of you. Lovely decorated bar. The manager came to all the tables to see how the food and drinks were. The only complaint I have was that I had to find my waitress to pay my bill when I was ready. Other than that, great decor and great food!

ItsYahGirlYanii !: My experience was an 7/10, the service was cool and the food was decent. I sat at the bar , the bartender was to much in a rush for me. She gave me the bill right before I received my food and right before I had the chance to add another else to my order. Overall the restaurant’s interior is beautiful.

Peter N: Celebrated my birthday here. The ambience and the view are the first things you’ll notice and they are top notch with great music, and yachts floating by. Service at first was a little bit slow but that’s typical of some higher end restaurants. We started with the coconut salmon ceviche, presentation was nice but I wouldn’t order it again. Next up we tried the fois gras, this was a delicious dish that few do properly, and I truly enjoyed it. For dinner my wife and I shared the Branzino and Chilean Sea Bass along with a side of mushrooms. The Branzino’s choice of seasoning just didn’t do it for either of us, and we are huge Branzino fans. You may ask how did the Restuarant get 5 stars with half the dishes being so so? Easy, the Chilean Sea Bass was phenomenal! When we come back, and we will come back it will be just for the fois gras, the Chilean Sea Bass and dessert. It was my birthday so they dressed it up specifically for the occasion but the Baclava Cheesecake, which I didn’t think was a feasible cross over dessert was out of this world. My wife doesn’t even love sweets and she really enjoyed it. All in all, the view, mood, sea bass and baclava cheesecake was enough to over look some of the shortcomings and definitely return again!

To be honest I like it. Beautiful people well and sexy dressed, contemporary music, good selection of drinks and food menu. Price… you have to pay for location and level of surroundings which doesn’t match to level of restaurant, restaurant itself way higher comparing to what I saw on my way to reach to. I wouldn’t park my car anywhere on a streets in the area next to, only valet which is provided by restaurant for $40. Food, 4.0* Service , 4.0* Price, 3.0* means overpriced If you seat next to the water you feel some exhaust from the yacht sailing by, depends on the wind direction.

Nancy Yecora: The good, bad and ugly. First the good. Located on the bustling miami river, the turnpike of the sea. Views of million dollar yachts, cargo vessels, moderate boats and dinghy’s making their way in and out of the river. The menu has something for everyone. Fresh seafood and meat for the carnivore. Their dishes are delightful and delicious. The bad, hands down the service. Our waiter was either overwhelmed or just forgetful. We asked for water three times and didn’t get water from him once. Got it from another waiter walking by. He then came by and asked if we were ready for dessert when we hadn’t even received our entrees. We finished our entrees and once someone came by to clean our table in his absence he came by and said he spoke to the kitchen and our food was on our way, however we just ate it. At that point my husband asked for the check. Now for the ugly. Gratuity of 18% is included whether you have bad service or good service. In our case we didn’t have good service. Adding gratuity automatically may be the problem with not providing excellent service. There is no priority to go the extra mile because they’re being tipped anyway. We drove four hours from central florida and sadly this was a one and done for us.

Mauricio and the management team has always been cordial and ready to assist with any issues. The maintenance team is always helpful and the property is well maintained

Christopher Kokotilo: We are super happy with our new unit at Yard 8. Application process was super easy, move in was simple, etc. Elisa was an absolute gem from start to finish. Can’t thank her enough for her support. About 3 weeks in and very happy with the cleanliness, maintenance, and professionalism at the building. Also so close to everything you need!

Ricardo Calvo: I have experienced two car break-ins in less than a month that have cost me more than $2,000 in repairs. I found out the next day that 20 cars were also vandalized inside the parking garage. Management does nothing about. I get billed for a garage parking that doesn’t guarantee my vehicle’s safety. All they said is to report it and that unfortunately they only have one camera so they can do anything. By far the worst building to live in Midtown.

Jess R: 20% rent increases min - no negotiation. I’ve been here one year. Smells like dog pee quite frequently because people do not clean up after their pets. Walls are filthy dirty. Other than that, decent location. Oh and the gym, it supposedly was open 24/7 but throughout my initial lease term, it’s been 6am-10pm due to covid hours. They claim it will come back soon but I’ve been hearing that for 4 months. Those hours work for many but unfortunately not for me.

If an email is sent you can expect a solution or reply within minutes. Very appreciative of her - Cheri Fine is an incredible asset to this building. The building itself, amenities and location are wonderful and hard to top. I enjoy the space very much and am grateful for the wonderful care I have been given by the leasing office and service by maintenance for any work orders. Many things are in walking distance. The pool, gym and grill are great and maintained well. The overall aesthetic and appearance is very mid century modern and brand new. Building is quiet, everyone is friendly and interacts If you are thinking of moving here, see Cheri in the office to ensure an incredible process. From application, to move in, securing the elevator, accessibility and parking. She makes everything easy and is extremely professional!

N Flamer: Serious rooftop dining experience. Expert friendly service. Pasta was fresh, needed more sauce (menu said was lobster bisque) but was tasty. Best part of dinner was the view of South Beach and dining with friends and family. Expensive.

We got sat down outside, which is in my opinion the best experience since we are on the rooftop! We ordered the tuna tartare appetizer to share, which was delicious; so fresh, full of flavor, different textures! Highly recommend!! I ordered the salmon dish, my boyfriend got the steak-both were amazing! For dessert we ordered the “hazelnut ravioli” this was such a unique, creative and delicious dessert that would be so worth going back for! I would highly recommend this restaurant for date night, a special occasion or just to go out! I also suggest to make a reservation online before hand! Enjoy!!

Karl de Borbón: Nice 43 floor tower in Brickell that made a big comeback financially and improvements of the infrastructure and beautification of the lobby, hallways, gym, game room and social room For these tenants who complained about the short term rental this building was built 2005 and the building documents has no rent restrictions and is a fact that all buyers and investors know before they are buying their unit and they should let their long term tenants know about it, For the last 4 years it has been a very good investment to buy an apartment since the association did not increased the maintenance fees neither imposed an assessment nor took a bank loan despite all projects of inside and outside including the recent stucco project Unfortunately tenants are not happy with the price increase which leads to their rent to be higher Also some tenants think they are above rules and regulations since they are not the owners and don’t really care about the building values and that’s understandable and they have the choice to move to anywhere else!!! Unless they are enjoying a Brickell living for much less than any other place in downtown Miami The Club is here and it is located in the center of Brickell and shall love it or leave it.

Elena Kolerova: Only giving 2 stars(instead of zero) for our beautiful apt and very friendly host(hello Richard). Building staff is absolutely horrible, they will treat you like a piece of … well you now what ! Rude doormans with bunch of nonsense rules will make your check in experience a living hell. If you think after all you’ll just relax at the pool(Ha Ha) - forget about it ! Get ready .. security will watch you like a prisoner you are, one day you can drink your beer, next day you cannot, rules are changing as fast as tone of voice of the staff people, after I got yelled at by security guy in front of everyone I had to rush upstairs in tears. Rules are rules, if you let some people party and drink vodka straight out of bottle one day, let others drink their only beer (quietly sitting on their pool chairs) as well. What a vacation!

Raquel Coburn: I recently stayed here this past weekend and my stay was HORRIBLE!!! My friends and I rented a 3 bedroom here and when I say the place was filthy and I mean DIRTY! The floors had not been mopped, the bathrooms were not clean and the shower curtains needed to be replaced. It was only 1 Tv in the whole apartment and not nearly enough furniture, Pillow missing from the Patio furniture and all!!! Whoever is renting out as an Airbnb here should be a shame on how this place look. I will NEVER return to this location again….

any carolina osorio: There’s a guy at the lobby that is super rude he thinks has that he is the manager of the building and he knows how to speak Spanish but when you talk to him in Spanish who wold only speak in English, although his Mexican face. he has no manners, he is very rude, these kind of people are not good for customer service

Tiffany B: I recently stayed at this location the views and location is great however the bed was uncomfortable. It was very hard to get a good nights sleep with all the parties in the wee hours of the morning. Airbnb has a strict prohibiting of parties policy so how this carried on through my stay. I had concerns with the amount of people that got in the elevator and also the folks that did not wear there mask when there were many times that it is required. I would return more than likely not there

Jazz Courtenay: Honest review after living here for a year: The location is great, the management isn’t. My toilet hasn’t flushed for over 3 months. I have to take off the lid and manually fill the bowl with water for it to flush. I’ve been asking for a maintenance guy months, but always get transferred to voicemail. And the guy never returns his calls. In New York, they’d solve this problem immediately. This morning, the lady at the management office hung up on me for no reason. And didn’t answer 3 of my calls when I tried to reach her. Which sparked me to start this review. I honestly hope people stop living in this toxic environment so the association is forced to downsize their staff, along with her. But wait, there’s more. The apartment doors are slam shut. I’ve gotten locked out three times and had to pay a locksmith over $100. The front staff say people get locked out literally every day. So expect that to happen at least once if you live here. Also, your own family members aren’t allowed to use your key fob. And the pool closes at the wee hours of 8pm. No alcohol allowed. And there’s a silverfish problem. A toxic work environment should not affect its residents. So I’m leaving a 1 star review. I recommend finding a positive environment to live, with management that CARES.

Krystal Kunyue Zheng: Lived here for 4 years, but since the building has now 80% Airbnb short term rentals. This place is no longer safe. Most Airbnb renters you encounter with are intoxicated. Recently I had an incident when I was told by security that an Airbnb renter “broke in” to my apartment, and left his bag full of cash. Then explained he is now locked outside. I was pressured by security with numerous calls to get home, and building security really was going to call locksmith without my presence if I don’t return. Security also tried to convince me to not call police. Sharing this should make you reevaluate if you want to rent / invest/ or buy in this building.

Boris Mitrevski: I lived there for almost two years and that was one awful experience,mostly because of the bad management. An average only 3/6 elevators work, mail room is always closed, staff is rude and not helpful. I had packages lost in few occasions nobody even apologized. Now the worst part, AIrbnb. For last six months we lived in horror because of Airbnb guests partying and trashing the elevators and hallways. In one occasion we had to leave the pool area because we were verbally attacked by drunk Airbnb mob. Want to complain? Well good luck with that, everyone that’s on the Board runs several short term rentals so your complain will be ignored. Stay away if you want to rent or purchase!

Rachel Finney: This was the rudest hotel staff I’ve ever come into contact with. The doors and elevators don’t work, the staff’s favorite phrase is “you need to talk to management” and never did management respond. We had no garbage bags, no towels, no toilet paper. It was appalling. Would not recommend this hotel based on poor staff hospitality and lack of services.
