Cubano 50: Pristine's team has been managing my rental property for a couple of years, they have a team who keeps delivering above expectations with their professionalism, efficiency and how well organized they operate. G P: I have worked with Claudia R., Ivan R. and Rigel S. They have done a great job from the very beginning. They always kept me updated in regards to repairs or other needs of the property. And were very transparent, with detailed receipts, etc. They asked for my approval prior to doing a repair or cleaning. Even though my condo association was a bit difficult, Claudia did everything in her hands to move the application process swiftly and we got the tenant approved! Ramiro Gomez: A Solid Property Management has been working for my association for 4 and a half years and we have had a great experience with them. We have had no increase in maintenance costs and in their time with us we have accomplished to redo our roofing, get our 40 years re-certification without extra cost and we also recently repainted our community without a need for a special assessment thanks to careful financial planning. These are all only some of the feats we have accomplished but I speak on behalf of myself and the community of Flagler Suites that we are grateful to ASPMG for all of their hard work and for their honesty and transparency.

Josie Lorenzo: I raised a complaint about a water leak showing up in my unit's bathrooom ceiling in September 2019. The leak was coming from the apartment above but was difficult to identify as the pipe was inside the wall. I hired my own plumber who was able to detect where the leak was located, I paid him to repair my unit's bathroom and bedroom's ceilings and walls that had been damaged. ASPMG agreed to pay for materials and I pay all the labor costs. I am pleased about the outcome and how the property management company paid attention to the problem and offered their assistance as needed. I withdraw my complaint earlier and I am happy to say everything is been taken care of. Thank you.

Karpuram Family: I have been a Board member for 2 years in a HOA managed by ASPMG and have seen the ethical and professional manner in which they work. The staff conducts positive and productive Board meetings where projects are set and followed through. The monthly inspections are complete and they follow-up on the courtesy notices they sent out. The community has benefited from their hard work, painting project increased property value, their collection of delinquent accounts allowed our community to increase the association's checking account. The staff at ASPMG is personable, very responsive and always courteous. These ladies are trustworthy and I recommend them.

Roberto Escobar: This company arrived at my association and helped us collect almost $60,000.00 in accounts receivables, as well as closed more than 10 pending violations with Miami-Dade County, some of which were from over 15 years ago. Thanks to their guidance, our association was able to paint our buildings without needing a Special Assessment to cover the expenses, and we were able to fix the roofs successfully. They’ve been of great value to our association and therefore I recommended them to any associations that need a management company that works toward the improvement of the community.

Alex Matos: I live in a property managed by this association and I'm very thankful on how they managed the complaints reported because of the roof of my unit. They send the roofing company, issue was quickly fixed and did follow up to make sure everything was well. There was also an issue with the pool's pump and was fixed within 4 days. I would say they are taking very good care of the property where I live.

This was not an easy case but Cadisa made it easier with their constant hands on support. Diego Gonzalez: I worked with Novel Management for several years as they were managing my rental property in Miami. Federico and Arnaldo were always extremely helpful dealing with the tenant and managed all communications and maintenance of the property. They were particularly a good help when dealing with a difficult tenant. Also, once a previous tenant decided to move-out, they managed to find a new tenant and have all the contracts signed within the span of 2 weeks. They communicate promptly and efficiently and even go the extra mile as they recommended liability insurance companies that I could use as I live overseas and its not easy to find trustworthy local companies. I strongly recommend their services and hope I can work with them in future rental properties (I have recently sold my apartment).

Paul R.: As the owner of a Miami condo I'd rented it for 4 years and managed it myself with no difficulty. Then my tenants moved and I got a new tenant through a real estate agent who immediately began causing trouble (changed the locks on the apartment without asking permission, claimed the apartment was dirty after I'd paid for professional cleaning through the realtor). I found Novel Management online. They were the least costly option I found. My new tenant continued to cause trouble: he listed the apartment on Air B&B in violation of the condo rules he'd agreed to. The condo management sent me the listing, clearly showing my apartment and my tenant's listing with his ID, but he still claimed to me directly he hadn't listed it. Novel handled the matter on my behalf with a legal notice to the tenant with a small legal fee. The also handled getting some minor repair work done at very reasonable cost. There online site had extensive reporting that I found helpful for my tax return prep. And they did an extensive analysis of my condo's market potential when the time came up for a lease renewal. Altogether I'm very happy that I engaged Novel instead of trying to manage my problem tenant on my own.

ewa plagman: when everything goes smooth- they are perfect. When there is a problem they do not meet expectations. I had to change the management company, because their negligence costed me thousands of dollars.

Prior to us taking over and managing your unit, you knew that your fridge had a fault where water leaked if the power was disconnected. This incident happened twice, where water leaked and seeped to the downstairs unit. When we began managing your unit, you never informed us about this issue. If you would have, we would have been happy to help you fix it. When the tenant left the unit, she disconnected the power and the fridge leaked again and seeped to the downstairs unit. We worked quickly to mitigate the issue and because of this, the damages were minor. Had you informed us of the fridge issue, this would have never happened.

Tim Harris: Trident manages the Wynwood Lofts building for us and Jason our contact is VERY slow to respond and they appear to have high turnover of employees as a different receptionist answers phones and knows next to nothing always. They keep phone numbers to Jason and other reps hidden, so you can only email them. I know most real estate management companies in S FL are bad for a variety of reasons, but I wanted you to be aware that Trident is also bad.

cristina shimminger: The management company is not proactive at fixing issues. They offer a laundry machine that is never working, they do nothing about noise complaints from obnoxiously loud neighbors, and they lack communication when it comes to construction and labor done on the property. For example, last week we had no hot water, this week we have no water at all. You contact the management office to get information on this issue as running water is a bare necessity in todays world, and they don't even have the decency to call back. This company does not manage their units to even the lowest of standards. I do not recommend moving to a property ran by this company.

Sadly, in the end they left us hanging and acted as if it was the client's fault instead of tasking responsibility. I guess going to Costa Rica instead of fininishing a project was most important. Cristina Charles: The audacity of this group is astounding. not only have they up the rent at the complex that I live in they are now making it mandatory for us to do what maintenance is required to do on the property. I’ve been living at this complex in Wilton Manors for four years consistently have washer and dryer problems that still not fixed till this day, maintenance not coming to fix issues right away etc. Then they had the nerve to up the rent without fixing damages on this property. People that live on this property with me hast to go wash their clothes at the laundromat because our washroom still isn’t fix. The building is starting to fall apart meaning there are cracks all on the walls and they covered it up with some type of substance and still has it painted over it. this is ridiculous and quite frankly very disgusting I hope this issue gets resolved soon and by soon I mean ASAP.

Most importantly Jessica and the team not only kept my tenants happy but they also increase rents regularly while keeping expenses reasonable. The financial reporting was provided to me whenever I requested it and on a quarterly basis. I love the fact that they're located on Lincoln Rd, which makes it easy for me to visit them when needed. Catiana Maria Shiver: When you first meet the gentlemen of 8th Street Property Management you will feel comfortable and like you have found people who will help you have a great home BUT the second you sign on the contract things will quickly change. they rented me an apartment for December 1st and I should have immediately known something was wrong when I showed up eager to move in and realized they had NOT cleaned the unit at all like they said they would. The floors and bathroom were FILTHY and I had to hire a professional just to move in. But the guys had been so nice with me that I gladly paid out of pocket for the cleaning and did not complain. 2 weeks into my apartment, my toilet began leaking profusely. I immediately texted them and while they fixed the leak, it was clear my unit had unresolved water damage issues. Now lets fast forward to July, I have been here now for 8 months and the list of issues is rampant. They never made sure I had a functioning smoke alarm (and I still don't) and they have a HORRIBLE roach and carpenter ant problem which they do not warn you about OR send a maintenance person to control. so make space In your budget for pest control even though it is IN YOUR CONTRACT. Now amidst COVID-19 they have evicted 3 of the 4 people who live below me while we are under MORATORIUM. They went door to door posting 3 DAY RENT OR DELIVER POSESSION notices to each door hoping that the tenants who do not know it is ILLEGAL would silently leave. Attached is NICHOLAS' response when I told him what they were doing is immoral. if you move to 2030 SW 3 ST just know a family was illegally evicted and is now homeless so you could live there. Know that the management team will consider you 'immoral' if you fall on financial hardship and will do all they can to squeeze you for cash WHILE NEGLECTING THE BUILDING no matter what complaints CURRENT TENANTS have STEEER CLEAR

Ralph Chiaia: I don't usually write reviews and have never written one about a property manager, but RentPro is way better than average and I had to share. Umberto is extremely helpful. We met when I was buying a condo in Boynton Beach as an investment property. I was immediately impressed with his professionalism, his hustle, and his negotiation skills. I hired him shortly after meeting him. That was in 2019. The deal was small, but I was so impressed with his work ethic that I made a mental note to use him in any future deal. I found a deal in the Summer of 2020 and Umberto really came through helping me out with a difficult seller and making a smooth transition. His hustle really bailed me out a few times when the deal seemed to be holding on by a string. Umberto helped every step of the way throughout the buying process from dealing with financing to helping provide paperwork for insurance. After the close, he helped make the places rent ready, and got tenants in during Covid peaks. All in all, I'm quite pleased with RentPro and what we accomplished together. I had to leave a review. Umberto is a problem solver and fast worker, which in this business is gold.

The owner of our property wasn't exactly supportive of the work that needed to be finished, but Umberto took it upon himself to make sure all of our requests were met and completed. He got me a quality tenant and I am making a lot more on rent now. Tamir M pollak: I was a tenant of this property managemant company for more than a year and had an outrageous experience. During my stay in the property, I had many delays on critical fixing that needed, low quality of maintenance, unresponsive service, and minimum care for the property or myself. The worst part of my relationship with this company, was the end of agreement. After the contract was finished and I left the apartment, they unreasonably charged me for faults in the property which were absolutely out of my responsibility scope. I was charged even on faults I complained during my stay, but were ignored from their side. I highly recommend to every tenant/owner, that currently have any deposit held by this company, to make sure they are fully protecting it by any way they can!! And for any person that consider working with this people, I suggest to consider any other available alternative.
Response: Attention future DIY Landlords, this is a great example of why you use a professional property management company. This shows you the importance of conducting a thorough move-in and move-out inspection (including photos and videos) of the premises as we do for all our properties under management. After this tenant moved out of the property leaving it uncleaned, with multiple damages beyond normal wear and tear, and outstanding late fees he was unwilling to pay during tenancy, we proceeded to deduct these charges from the Security Deposit in full compliance with the Florida Residential Landlord and Tenant Act. We then responded to the tenant’s deposit dispute showing photos and detailed description of the damages. He failed to provide any evidence that could prove otherwise but was still expecting a settlement of some sort. Unfortunately, in our last communication he threatened to damage our reputation if we didn’t provide a full refund of the deposit disregarding all property damages and unpaid charges. We treat blackmail threats very seriously so we stopped communicating and asked him to speak to our attorneys in the future. Maybe an inexperienced Landlord lacking move-in move-out documentation would have given back the full deposit as a result of false claims from a dishonest tenant in order to avoid a legal dispute. A professional property management company that have proper policies and procedures in place will know how to protect a homeowner/investor in case of a legal action. At Real Property Management Miami Metro we have the knowledge, licensing and insurance to manage rental properties successfully in compliance with regulations and we are committed to act with honesty, fairness and respect in all matters.

One of the best things they do well is to speak with both myself (property owner) and the tenants. I can send a text or email that gets responded to PROMPTLY! When I do speak to them, they greet me with polite, courteous manner that I find lacking in this industry. Also, they work with my CPA to make sure that the general bookkeeping is up to date. I would shout from the mountaintop, rooftop here in south Florida to let everyone know how grateful I am to have found a great team to work with.

Jair Garcia: I am Certified Public Accountant and for a living I manage very prominent Luxury high rise buildings, however when I was elected the president of my condominium I found that I had had inherited terrible Property manager. We looked for and interview many management companies, that manage small buildings like ours. Among our top priorities was timely monthly financial reporting, collections, transparency, responsive, and vendor management. Aaron Stockemer: My Best advise is to not rent from this guy. I rented a studio in North Bay Village from this guy in 2018. Bay Shore Yacht Club. 7904 West Drive to be exact. I lived there for 3 years in hopes of a great property. He said the property was bing renovated and would look great within a year with upgrades and new exterior. Fast forward 3 years later the building is still a DISASTER! Just google the property. The second year I lived there the owner put the property on the market. I was asked to do showings with no 24 hour notice at times from Boris and his assistant which I was accommodating, text to prove. In the end I couldn’t deal with the disaster of a building and the constant showings. I ended my lease and moved out. I left the unit clean as of November 30th 2021 as you can see in the photos with attached with timestamps. 10 days after turning over the apartment I asked about my deposit. Boris emailed me say that the walls were painted which is correct. I painted 3 of them with the understanding that it would be deducted from my deposit. 3 walls in a studio is costs nothing to re paint. Im an interior designer and now the going prices for professional painting. (Again Photos attached). Boris also stated I left the unit dirty and the balcony exterior needed to be repainted due to stains. Again Attached you can see the photos I took with the time stamp of how i left the apartment. The Exterior paint of the building was 15 years or more old. Attached are photos of the exterior paint of the building. The AC Leaked which Boris was made aware and stained the old exterior paint which is the owners responsibility. From my understanding you can not paint the exterior of the building on balconies as that defaces the building and in violation of the condo board. He said he has 30 day to refund me my deposit. He has yet to respond to my emails or texts with my questioning his honesty with my deposit deductions he wants to make. Today I checked the mail at my new address that I provided him. Totally proved he read my emails. The Letter called "Notice of Intention to impose claim on security deposit "states that my cleaning fee is $120. dollars and now a new charge called "Damaged Floor for $1,400 with a balance due of $185. Now the story of his deductions have changed. I really hate giving a bad review experience but his lack of communication and honesty left me no choice. Again my best advice is not to rent or buy anything this guy especially at the 7904 west drive property.
Response: Aaron, Thank you for your review. I am sorry the building was not renovated as planned but unfortunately my company doesn't manage the building, only the unit you were living in. I don't think your landlord or myself can be responsible for this. As a property manager, my duty is to make sure I protect the interest of my client which is what I did. This is why they hired a property manager. You left the place very dirty (Kitchen full of grease, drawers with yellow stains everywhere, sticky doors and knobs, juices from vegetables or fruits in the refrigerator plus food debris, black fingerprints on all cabinet doors,..), living with dark grey almost black walls, gross patching was done on the walls. In addition, the floor which was new 3 years ago was damaged. Again, my duty is to protect my client and his investment, this is precisely why a security deposit is asked when you rent a place and why funds can be retained on it if the property is not given back in the initial condition.

A. R.: First looked up PMI to get there property management services, which are top notched. During which realized it was good time to sell. Boris assisted me with everything. Found issue with the house that need to be fixed, provided companies to help, and stay on top of the projects until finished. Afterwards the house was listed actually sold quickly. Though there was hiccups along the way Boris was always on top of the issue with advice and the transaction went as smooth as it could, thanks to his help. I will in the future look to PMI and Boris help with reality and property management services. Thanks for everything!
